I'm Jean Philippe Dorga — almost everyone calls me JP. I've been working real estate in Long Island and New York City since 2011, and in that time I've learned that the listing is the easy part. What decides whether a deal closes on time is everything around it: the lender who actually returns calls, the attorney who spots the title issue early, the inspector who gets on the roof.

Most buyers and sellers end up assembling that team themselves, mid-transaction, under a deadline. My clients don't. I've spent over a decade building a bench of people I trust, and I stay in the middle of the process from the first showing to the day you get the keys.

Whether you're buying your first home in Queens, selling a two-family on Long Island, renting out a unit you'd rather not manage yourself, or placing capital in an investment property — you're working with one person, start to finish.

Four ways to work together.

Buying a home

Search strategy, off-market leads, honest opinions on what a place is really worth, and negotiation that holds up. I'll tell you when to walk away from a listing — that's the part people remember.

Selling a property

Pricing built on real comparable sales, presentation that makes the listing photograph well, and a marketing push across the platforms buyers in this market actually use. Then I manage the offers.

Property management

Tenant screening, leasing, rent collection, maintenance coordination and renewals. For owners who want the income without the 11pm phone call about a boiler.

Investment & portfolio

Deal analysis on cash flow, cap rate and what the renovation will really cost. I also work with a standing network of investors, so if you're bringing a property, there may already be a buyer for it.

How it works

A transaction has seven
moving parts. You get one number.

Here's the whole sequence of a typical purchase, and who handles each stage. Every name below is someone I've already worked with and can introduce you to.

  1. Stage 01

    Search and strategy

    We set your budget, your must-haves and your walk-away line before we tour anything. Then I pull listings, including quiet ones that haven't hit the portals.

  2. Stage 02

    Offer and negotiation

    I write the offer, structure the contingencies to protect you, and handle the back-and-forth with the listing side until the terms are ones you're happy signing.

  3. Stage 03

    Financing

    Lenders in my network

    Introductions to mortgage brokers and loan officers in my network — conventional, FHA, VA, jumbo and investor products. You compare real rate quotes instead of guessing.

  4. Stage 04

    Legal review

    Real estate attorneys

    New York deals run through attorneys. I'll connect you with real estate attorneys who work this market daily, handle the contract and clear title issues before they become delays.

  5. Stage 05

    Inspection and appraisal

    Licensed inspectors

    Licensed inspectors who actually get into the crawlspace and onto the roof. If something turns up, we take it back to the table as a credit or a repair.

  6. Stage 06

    Closing

    I keep the lender, the attorneys, the title company and the other side moving to the same date, and I chase whoever is holding it up so you don't have to.

  7. Stage 07

    After the keys

    If it's an investment property, management can start the same week — leasing, screening and rent collection. If it's your home, I'm still the person you call in five years.

Over fifteen years I've built a standing network of investors who buy in Long Island, Queens, Brooklyn and the Bronx — single-family flips, two- and three-family income property, small multifamily and land.

If you're selling a property that needs work, or one with tenants in place, it doesn't always belong on the open market. Send me the details and I'll tell you honestly whether my network is a fit, and what they'd realistically pay.

And if you're the one buying, I'll run the numbers with you before you commit: rent roll, cap rate, renovation scope, exit. Not every deal is a deal.
